Bangkok rentals: What are you paying?

Real estate firm Nexus Property has revealed the home of the most expensive Bangkok rentals.

While the Editor of this website is paying less than THB 200 per sqm per month on the Thonburi side of the city, the priciest rentals in the city are found in Sukhumvit Soi 39 and Thong Lor.

Here, a rental property will set you back THB 1,000 per sqm per month, on average, according to the firm.

Just behind, at THB 955 per sqm per month, is Langsuan while Sathorn rentals will set you back THB 823 per sqm per month.

Average Bangkok rental costs for high-end condos in central Bangkok are THB 754 per sqm per month, the agency said.

Other recent research noted that the majority of Bangkok rentals prices at THB 20,000 and above belong to foreigners working in the city.

Outside the centre of the city, Bangkok rental prices for high-end condos range from THB 526 per sqm per month to THB 800 per sqm per month.

The areas with these prices include Ekamai and Phaya Thai.

For something cheaper, Nexus suggested Ratchada Rama 9 and Thonburi, where tenants are mostly Thais and other Asian nationalities, and with lower rental budgets.

Interestingly, Nexus found the per sqm prices for one- and two-bedroom condo units in the centre of Bangkok only vary by between one and two percent.

In actual price terms, a one-bedroom unit in Thonglor, for example, will cost as much as THB 52,000 per month, Nexus reported.

Remember if you’re renting in Bangkok for the first time you will need to allow for any advance payments and security deposits which, depending on your chosen home, could triple your initial costs.

Bangkok rentals are not all expensive, and not all equal of course.

If a 45-minute commute isn’t too much of a hassle, you can rent an entirely decent one-bedroom unit in the suburbs of the city for well below THB 10,000 per month.
