The Hong Kong record-breaking sale of a penthouse at the 39 Conduit Road residential development is almost seven times that of Thailand’s most expensive condominium for sale.

The sale, at the 39 Conduit Road residential property in the western mid-levels of Hong Kong it is a prestige development by Henderson Land Development.

According to Wikipedia, soon after the development was launched in October 2009, the developer claimed to have sold a five-bedroom duplex flat on the “68th floor” of the 46-storey building for HK$ 439 m (US$ 57 m). The price, equating to US$ 9,200 per square foot, set the new world record for the most expensive apartment.

The development was also the subject of controversy when only one sale had been completed within the commonly accepted three-month completion period, and all but four transactions, including the record-setting sale, were later cancelled.

This week’s news is that HK$ 522 m (US$ 67 m / THB 2.23 b) was paid for a 4,971 sq ft (465 sq) unit with private swimming pool and three parking spaces. The selling price is equal to THB 4.78 m per sqm.

Currently, the most expensive condo unit in Bangkok, as 98 Wireless, is believed to be around THB 750,000 per sqm.
