Market intelligence: Bangkok dominates HK property exhibitions

Property market intelligence is vital to enable real estate agencies and property developers to understand current international property trends.

Whilst it’s common knowledge that Chinese buyers account for as much as 80 percent of all foreign property purchases happening in Bangkok at the moment, the extent of overseas property exhibitions featuring developments from Thailand’s capital city may surprise some within the industry.

Property market intelligence, and specifically overseas property exhibitions, is something that Eli McGeever has been monitoring for six years.

Now, the Business Relationship Manager for Soho Property App has revealed how Bangkok property exhibitions are dominating overseas property exhibitions in Hong Kong.

From July 1 until September 9 there were more than 50 separate Bangkok property exhibition in Hong Kong (data chart pictured).

Bangkok was the most exhibited destination for the 12 weeks up to and including the weekend of September 8/9.

This valuable property market intelligence, which provides a weekly snapshot of property exhibitions across Asia, is currently available to anyone through a weekly email.

The most recent market intelligence underlines how Hong Kong and mainland China is a fertile playground for Thailand’s property developers.

McGeever told ThailandProperty.News: “Projects with lower price points are proving popular, as are those located close to, or adjacent to, mass-transit stations.”

The current trend of marketing guaranteed returns to Thailand property buyers is one attraction for buyers from overseas however McGeever said that whilst these are offered to buyers, guaranteed returns can’t actually be advertised.

“According to Hong Kong law it’s then classified as a financial product and the company offering needs to be registered to offer such products.”

Asked whether developers partner with agencies for Hong Kong event, McGeever said that even Sansiri, who has its office in Hong Kong, still uses a local real estate agency partner for its events.

“Agencies are evolving and understanding that they need to deliver more to win business.

“Some will have offices in Bangkok, or local agency partnerships, and offer trips to visit Bangkok and various projects.”

McGeever added that there are a number of real estate agencies in Hong Kong that only deal with Thailand and Bangkok property developments.
