Real estate agency CBRE revealed that average prices at a new central Bangkok development will be a “surprising” THB 255,000 per square metre.

In comparison The Lofts Asoke by Raimon Land, which launched last year close by, opened for sales with prices starting at THB 170,000 per sqm. Resale units are currently being marketed by various agents for asking prices at well under THB 200,000 per sqm.

CBRE said unit sizes for the CELES Asoke project (pictured) will start from 34.7 sqm. The new development is located near the Asoke-Sukhumvit intersection in the heart of the city.

Presales will start on 16 September 2017.

Aliwassa Pathnadabutr, Managing Director of CBRE (Thailand) Company Limited, the project’s marketing and sales consultant, said: “What makes CELES Asoke truly exceptional, in addition to its super prime location and attractive price, is its luxuriousness as well as its super luxury facilities which suit the modern lifestyle, and its convincing terms of payment which will greatly influence buyers’ decision.”

Units at the planned 40-storey development will range from 34.70 sqm to 138.92 sqm, and unit types will include one- to three-bedroom, two-bedroom Crown Duplex and three-bedroom Crown Penthouse.  Living rooms will boast 3-metre high ceilings and floor-to-ceiling glass windows. Bathrooms will be coated with Intelligent Glass Film that can be darkened for privacy.

The project will offer installment payments for Thais and foreigners, starting at THB 27,000 per month for a one-bedroom unit.

The one-day presales event for CELES Asoke on Saturday, the 16th of September 2017 at the Grand Center Point Terminal 21.

Many developers have been turning their attentions to new developments in the centre of Bangkok in recent months, keen to attract cash buyers and those who can obtain finance. Many Thai banks have toughened their lending criteria, resulting in some 94 percent of new launches in Q2 of this year happening in the centre of the city.
