Thonglor would not be most people’s reply to the question: “Where is the central business district (CBD) in Bangkok?”
The city has several CBDs depending on who you ask. Silom, Sathorn, Rama 9 and lower Sukhumvit all have claims to the title, as does Chaeng Wattana from a Thai government perspective.
But Thonglor will soon have its first office development project – T-ONE.
Scheduled for completion during Q3 2018, the 34-storey development is set to become the first prime Grade ‘A’ office building in Thonglor.
Sole leasing agent JLL said the area is one of Bangkok’s most vibrant prime commercial and residential areas.
Designed by Palmer and Turner, the 43,700 sqm building will feature a unique twisting structure with pieces of blue and golden glass that form the façade, giving a crystal-like effect when reflecting the sunlight.
When completed the project will provide a direct link with the Thonglor BTS .
Yupa Sathienpabayut, Head of Office Leasing at JLL, said: “The area between Phrom Phong and Thonglor where T-ONE is located has been identified as the best lifestyle area on Sukhumvit … and almost everything that will make living ideal.”
“This location also represents one of Bangkok’s largest expatriate communities. All these offer the area a great potential for both residential and commercial real estate development, including office buildings.”
T-ONE has already been 40 percent pre-committed, according to JLL, and is offering a pre-completion rental rate of THB 950 per sqm per month, equal to other more establish business areas in Bangkok.
